After the completion of construction works, it is often the case that necessary documents are not executed. At this point we are glad to help and support. It is unavoidable that owners need assistance in establishing construction mistakes and communicating with the constructor or the insurance company.

The consulting service consists of four parts:

1. Consulting and advising

Includes advice on the choice of materials, construction technology and quality. We recommend this is done in the planning stage. It is important to establish the expected result and to find the best and most economical solution to achieve the result. We check whether the design is in line with requirements, and if necessary, help our customer choose the constructor.

2. Supervision during repairs and construction

We check technology, compliance with the design, the use of materials and the quality of work. Customers are immediately informed about any incompatibilities. We also check the quality of fixing shoddy work.

3. Supervision of documentation

We supervise the proper documentation of the work done. If necessary, we help prepare the necessary documents, records, photos, etc.

4. Bringing the building into compliance with requirements

This is needed if there has been construction/repair work that does not meet standards. It consists of activities necessary to bring the construction object into line with requirements and to apply for the authorization for use. The service lies in construction work or organisation of construction work, as well as in representing the customer when dealing with institutions (for example, the Rescue Board).

We also monitor work safety during actions listed under clauses 2-4.  We all know detached houses or smaller-scale buildings can be constructed by the owner himself. In this case, the best solution would be to have a supervisor having engineering education.

Experience has shown qualified assistance may prove necessary in applying for the authorization for use. Often, the latter is not applied due to the lack of knowledge or skills. However, the state has set the goal of reducing the number of buildings without authorization for use. This is justified, since buildings without authorization for use have higher risks.

Since the main component of the application for authorization for use is a very thorough ‘ inspection of the building, the risks of shoddy work, a wrong choice of materials, a fire, and so on, are markedly smaller. This brings down the number of claims on insurance companies.

Thus, we consult building owners, help them draw up documents and provide assistance in actions necessary for applying the authorization for use.
